Mumbai's real estate market in 2026 continues to show a wide price spectrum across its diverse micro-markets. Gamdevi in South Mumbai commands the highest rate at approximately Rs 91,000 per sq ft, while Kala Nagar in Western Mumbai is priced at Rs 65,000 per sq ft.
Mid-segment areas such as Shastri Nagar, Kopri, Parsik Nagar, and Dhokali in the Thane corridor see prices between Rs 10,500 to Rs 14,000 per sq ft. Upscale localities like Hiranandani Meadows, Manpada, and Powai are priced from Rs 14,000 per sq ft onwards.
Key developers including Lodha, Hiranandani, Kalpataru, Rustomjee, and Runwal Group hold the majority of housing inventory across the city.
